Assistant Property Director
Location: Tampa, FL

The Assistant Property Director/ Leasing Consultant requirements include, but are not limited to: Effectively work with the Property Director and staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain or exceed targeting closing ratios and work to achieve and exceed budgeted occupancy percentages. The following additional skills and responsibilities are also required: •Prepare all lease related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in. •Responsible for collection, posting and depositing of all rental payments. •Responsible for reviewing payables and coding to the correct G/L account. •Process evictions on delinquent residents and contact past-due residents to minimize property delinquencies. •Conduct market surveys. Shop competition. Maintain a constant awareness of neighborhood market conditions. •Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents. •Inspect grounds, models and leasing office daily for eye appeal and marketability. •In the absence of the manager ensure that the property office is organized and runs smoothly as per company policies and procedures. •Clearly and effectively communicate with residents, associates, owners, vendors and supervisors in written and verbal form. •Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff. •Assist Property Director in effectively responding to residents and promoting resident satisfaction. •As necessary, lease apartments and aggressively sell the products and services of the property to which assigned. Develop, refine and effectively implement superior telephone and personal sales skills to specifically respond to site visit or telephone inquiries, to conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments and available apartments. •Computer Proficiency - Microsoft Office Programs and Management Software (YARDI preferred) •Outreach Marketing is required. Minimum two years’ experience in apartment property management with lease-up experience required. This position will require the flexibility to work a minimum of two weekends per month and any of the other days of the week as scheduled by your supervisor in order to accommodate the staffing needs of the community. Construction Manager

Description: Altman Development is seeking an EXCEPTIONAL Construction Manager. The Experienced Maintenance Manager effectively manages the maintenance function at a luxury residential apartment community to: meet or exceed quality standards of maintenance and resident service; preserve the asset by a systematic program of preventive maintenance; promote safe work practices and reduce potential liability, and administer maintenance contracts. Description: Altman Management Company is looking for a Director of Business Development Responsibilities: • Work with network of apartment brokers, asset managers and mortgage bankers within key markets. • Leverage existing Altman and BBX relationships to cultivate business opportunities. • Call upon targeted institutions that are not currently clients of Altman to promote services. These prospects include the Banking, Life Insurance Company, Special Servicer, and Pension Fund Advisor sectors. • Develop specific client strategies to meet their multifamily goals and objectives of the portfolio of assets and match up with our group of services. Ensure properties are responding to competitive pressures and are maximizing revenue. • Create the initial pricing matrix and set pricing for all new multifamily developments. • Analyze the lease-up progress on a granular level and adjust pricing accordingly. • Prepare cash flow projections and operating forecasts on lease-ups and operating properties. • Create and maintain the equity waterfall document for each property and provide direction to Accounting for all cash flow and sale distributions. • Review and analyze monthly financials and make recommendations to improve NOI. • Assist with creation / maintenance of the annual budget shell and review & approve all market rate property budgets. • Responsible for managing the disposition process, including selecting & overseeing the marketing team, negotiating the PSA, and coordinating buyer DD and closing. • Responsible for the procurement and management of all corporate and property specific insurance policies. • Responsible for all corporate ad hoc analysis • Member of the Investment Committee and provide investment recommendations for the acquisition of multifamily rental developments and sale of operating assets. Staff Accountant

Description: The Altman Companies is looking for a Full-Time Staff Accountant. Well-established Real Estate Developer is seeking a motivated, positive, and qualified individual to join our team as a Staff Accountant at our headquarters. This individual would assist our accounting department in many different functions including but not limited to Treasury cash-flow management, General Ledger, Account Reconciliations, Accounts Payable, and Accounts Receivable for our development, and construction companies. Job Activities: • Compile and analyze financial information to prepare journal entries to accounts such as A/R aging, A/P aging, general ledger accounts, and document business transactions as part of the monthly close process • Monitor and review accounting and related system reports for accuracy and completeness • Ensure maintenance of appropriate internal controls and financial procedures • Prepare monthly financial statements, reports and records by collecting, analyzing and summarizing account information • Prepare general ledger and sub-ledger reconciliations for balance sheet accounts (prepaids, accruals, fixed assets, etc.) • Prepare monthly intercompany reconciliations; facilitate intercompany invoicing and settlements • Maintain fixed assets sub-ledger, register and roll-forward • Interact with external auditors in completing audits • Other financial and profitability analysis on a requested basis • Support enhancement and implementation of financial and accounting systems, processes, tools and control systems • Assist in developing the annual operating budget and consult with departmental management on the fiscal aspects of program planning, and other administrative actions. • Experience in Sage 300 Construction and Real Estate/Timberline is preferred. • Strong organization and time management skills are required. Maintenance Techinican

Description: Altman Management Company is seeking an EXCEPTIONAL Maintenance Technician for our Lakeline Association, located in Cedar Park, Texas. The Maintenance Technician responsibilities include but are not limited to: • Assist Maintenance Manager with maintaining the physical assets of the property in a neat, clean condition and in excellent state of repair in accordance with company operating standards and ensuring that service requests and repairs are performed correctly and in a timely manner. • Assist the Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks. • Work with Maintenance Manager to ensure that vacant units are made rent-ready in a timely manner. Turns should be completed within three days unless there is an unforeseen complexity to the turn. In absence of Manager, oversee turn-key work of outside contractors. • Perform preventive maintenance required for each piece of equipment in accordance with all provided Schedule(s) of Maintenance. • Know and adhere to the company’s safety program, policies and procedures. Assist Maintenance Manager with maintaining the hazard communications program. Promote and perform safe work practices. • Read and write maintenance tickets as required. Read, comprehend and follow equipment operating instructions and instructions on how to use supplies. • Clearly communicate with residents and maintain customer service standards. • On call 50% of the time on a rotating schedule is required. • Must have the ability to work weekends. Education • Minimum high school diploma or equivalent. For safety, productivity and service reasons the position requires the ability to speak, read and write English.
