The Leasing Consultant requirements include but are not limited to: • Lease apartments and aggressively sell the products and services of a 354 unit, luxury midrise apartment community. Develop, refine and effectively implement excellent telephone and personal sales skills--specifically, to respond to site visits or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments, and available apartments. • This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. • Work with the property management staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. • Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops and telephone surveys. • Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly and completely filled in and signed prior to resident move-in. • Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Assist with managing the day-to-day operation of the apartment-home community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved. • Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary Requirements: Minimum high school diploma or equivalent; college degree preferred. The position requires the ability to read, write and communicate fluently in English and the ability to accurately perform basic to intermediate mathematical functions. Well-established Real Estate Developer is seeking a motivated, positive, and qualified individual to join our team as a Property Accountant at our headquarters. Area of Responsibility Responsible for a portfolio of approximately ten to twelve communities in the following areas: o Audit Community Transactions o General Ledger Maintenance o Bank Reconciliations and cash management o Payables and Accruals o Administrative o Reporting to HUD, Condo Associations, Investor(s) Description of Responsibilities by Area I) Audit Community Transactions A) Daily i) Monitor cash availability for bill payment, etc. ii) Accounting support for properties including, but not limited to: (1) Lost rents (variances, concessions, model and employee units) (2) Statement of (security) Deposit Accounts (“SODAs”) (3) Deposit Summaries (4) Invoice Coding (5) Delinquencies, aging (6) Banking issues (7) Special check requests B) Monthly i) Batch, balance & edit data received via AMSI MIS from communities ii) Import batch detail to general ledgers iii) Print, review, and file AMSI-Yardi-TOPPS reports iv) Reconcile data to general ledger balances (1) Accounts receivable, prepaid rents (2) Security deposits (3) Open items (accounts payable) II) General Ledger Maintenance A) Post all general ledger and accounts payable batches transmitted from communities. These prospects include the Banking, Life Insurance Company, Special Servicer, and Pension Fund Advisor sectors. • Develop specific client strategies to meet their multifamily goals and objectives of the portfolio of assets and match up with our group of services. Well-established Real Estate Developer is seeking a motivated, positive, and qualified individual to join our team as a Staff Accountant at our headquarters. This individual would assist our accounting department in many different functions including but not limited to Treasury cash-flow management, General Ledger, Account Reconciliations, Accounts Payable, and Accounts Receivable for our development, and construction companies. Job Activities: • Compile and analyze financial information to prepare journal entries to accounts such as A/R aging, A/P aging, general ledger accounts, and document business transactions as part of the monthly close process • Monitor and review accounting and related system reports for accuracy and completeness • Ensure maintenance of appropriate internal controls and financial procedures • Prepare monthly financial statements, reports and records by collecting, analyzing and summarizing account information • Prepare general ledger and sub-ledger reconciliations for balance sheet accounts (prepaids, accruals, fixed assets, etc.) • Prepare monthly intercompany reconciliations; facilitate intercompany invoicing and settlements • Maintain fixed assets sub-ledger, register and roll-forward • Interact with external auditors in completing audits • Other financial and profitability analysis on a requested basis • Support enhancement and implementation of financial and accounting systems, processes, tools and control systems • Assist in developing the annual operating budget and consult with departmental management on the fiscal aspects of program planning, and other administrative actions. • Experience in Sage 300 Construction and Real Estate/Timberline is preferred. • Strong organization and time management skills are required. The ability to work independently and take initiative is important to work with our team and organization. This job is deadline oriented.
