May 2015: The Altman Companies Announces New Multifamily Community in Dr. Phillips Area.

The Altman Companies, a nationally recognized developer of luxury apartment communities, has begun pre-leasing its latest Altís -branded community called Altís Sand Lake. May 2015: Construction of The Altman Companies' Altís at Highland Park Nears Completion

February 2015: Altman Makes $223M Multifamily Trade

MIAMI—Altman Companies just sold four of its Altis-branded multifamily developments for $223 million. The apartment complexes—three of which are in South Florida and one in Tampa, FL—sold to four different buyers.

 

All told, the multifamily assets include 1,094 units in stabilized assets. Each multifamily community offers one-, two- and three-bedroom garden apartments in suburban neighborhoods that boast consistent rent growth and strong absorption. “The multifamily market remains strong and we expect another great year in 2015,” says Joel Altman, chairman of Altman. The firm has 1,229 multifamily units under construction in Florida and another 1,292 units in the pipeline for 2015 starts.In terms of the multifamily sales, AVR Realty acquired the 300-unit Altis Sheridan Village in Pembroke Pines, FL. Altman began construction of the multifamily community in 2013 and finished in the fourth quarter of 2014.

 

A joint venture between Clarion Partners and a major insurance company acquired the 270-unit Altis Coconut Creek. The multifamily community is located at 5401 Wiles Road in Coconut Creek, FL. Greystar Partners snapped up Altis Cypress Creek. It was built in 2009 and has 220multifamily units in North Lauderdale, FL.

Further north, Starlight Capital acquired Altis Grand Cypress, a 304-unit multifamily development in Lutz, FL. Phase 1 was completed in 2012. Phase 2 was completed in 2014. All four multifamily properties are class A and highly amenitized.

 

This year, Altman will complete three new developments in Miami, Tampa, and Orlando. Leasing is underway for each multifamily property. In the Tampa area, Altman is building Altis at Highland Park in the Westchase submarket. In South Florida, Altis at Kendall Square in Miami is a mixed-use, garden-style community with 321 luxury apartment homes ranging from studios to three-bedroom units near the growing West Kendall Baptist Hospital. Finally, Altis at Sand Lake in Orlando's Dr. Phillips submarket and will open spring of this year. It features 315 multifamily homes in a mix of one-, two- and three-bedroom floor plans.

February 2015: The Altman Cos. sells Broward apartments for $78M, avoids half-million dollars in taxes.

The Altman Cos. sold the recently completed Altis Sheridan Village in Pembroke Pines for tens of millions of dollars in a deal that avoided the usual real estate transaction taxes.

The Boca Raton-based developer announced that it sold the 300-unit apartment complex at 16700 Sheridan Street to AVR Realty Co. It was completed in the fourth quarter of 2014.

 

A deed was not recorded in Broward County for the transaction. However, a limited liability company affidavit was filed that changed the manager of Atlis at Sheridan Village LLC from Altman Cos. to AVR. Wells Fargo Bank then issued a $45.6 million mortgage on the property.While Altman Co. declined to disclose the sales price for Altis Sheridan Village, it said in a news release that it sold that complex, plus three others, for a combined $223.25 million to separate buyers. Three of those deals were filed in public records: the sale of Altis Cypress Creek in North Lauderdale for $36.56 million, the sale of Altis Cocout Creek for $61.77 million and the sale of Altis Grand Cypress in Lutz for $47.28 million.

 

That means Altman sold Altis Sheridan Village for $77.64 million, or $258,800 per unit. That would have drawn a $543,430 tax bill if the transaction was filed as a deed.

"We are proud of all the developments, as well as the great quality and value our buyers received," Joel Altman, chairman of the Altman Cos., said in a news release. "The multi-family market remains strong and we expect another great year in 2015."

 

The company has 1,229 apartment units under construction in Florida with another 1,292 units in the pipeline for future construction. It plans to complete Altis at Kendall Square in Miami, Altis at Highland Park near Tampa, and Altis at Sand Land near Orlando during 2015. Those projects have 321, 239 and 315 units, respectively.

January 2015: Altman sells Broward apartment complex for $62M

The Altman Cos. sold its recently completed Altis at Coconut Creek apartment complex for $61.77 million, or $228,778 per unit. The Boca Raton-based developer completed the 270-unit complex at 5401 Wiles Road in 2013 and 2014. It purchased the 15.2-acre site in 2012.

 

Altman Cos. affiliate Altis at Coconut Creek LLC sold it to 5401 Wiles Road LLC, an affiliate of Clarion Partners in Washington, D.C. and Mid-Century Insurance Co. in Woodland Hills, Calif.

January 2015: BBX Capital Real Estate Announces Investment Agreement With The Altman Companies.

BBX Capital Real Estate, a division of BBX Capital Corporation (NYSE: BBX), announced today that it has invested $5.0 million in The Altman Companies' planned multi-family development - Altis at Lakeline. 

Located in the northwest area of Austin, Texas, Altis at Lakeline is planned to comprise of 19, two and three story, residential apartment buildings with 354-unit apartment homes, 38 enclosed garages, and a clubhouse. Located on an approximate 23 acre parcel, the gated community will feature a mix of studio, one, two and three bedroom apartment homes with gourmet kitchens, ENERGY STAR appliances, granite counters, as well as spa-inspired baths with raised vessel sinks, marble counters and spacious linen closets. Private, direct access garages are also available on select units.

 

All residents will enjoy membership in a private resort style 5,500 square foot clubhouse, which offers exciting features to the residents for recreation and business. Other planned amenities include a pool and spa, an outdoor activities pavilion with a sports bar and full demonstration kitchen, a full circuit fitness center, and a kids' play 'n study area.

Feb 2014: Altman Companies to Build a 239-Unit Mixed-Use Rental Development in Hillsborough County, Florida

Boca Raton, Florida-based The Altman Companies announced they have closed on 10-acres in the Westchase area of Tampa with close proximity to downtown and Clearwater.  Construction on the 239-unit mixed-use Altis at Highland Park rental community is scheduled to start right away with first units to be delivered in July 2014.

Lender for the development is PNC Bank.

The apartment community will feature a mix of studios, one, two and three-bedroom apartment homes and 5,000-square-feet of retail.  The apartments will have exceptional, high quality amenities and finishes, including designer style kitchens and baths, vessel sinks, upgraded cabinetry and lighting, granite countertops, energy efficient appliances, programmable thermostats and 100% energy efficient lighting. Select apartments will also feature private entries and direct access garages along with wood faux flooring throughout the living areas.

Jan 2014: Altman Companies To Build 300-Unit Rental Development in Pembroke Pines, FL.

Altis at Sheridan Village to Showcase Innovative Eco-Friendly Features.

Boca Raton, Florida-based The Altman Companies today announced they have closed on 34-acres in western Pembroke Pines and will start construction on Altis at Sheridan Village.

The 300-unit leading edge apartment community, featuring a mix of one, two and three-bedroom apartments, will offer lake and wetland preserve views along with a resort style clubhouse with beach entry pool and spa, pool activities pavilion with fireplace, TV's and outdoor kitchen, cabanas, playground, beach volleyball court, dog park with bathing station, soccer field, a jogging/walking path, vast amount of open space, and a unique opportunity for residents to grow their own organic vegetables and herbs on 10' x 10' plots complete with a composter.  The new community will be located on Sheridan Street, just west of  I-75.

Jan. 2013: Altman Companies To Build a 321-Unit Rental Development in Kendall, FL

Boca Raton, Florida-based The Altman Companies announced they have closed on 24.6-acres in Kendall Square at West Kendall Drive in Miami-Dade County. Construction is scheduled to start immediately with first units to be delivered in the fourth quarter of 2013.

 Lenders for the Development are TD Bank and Behringer Harvard.  Bradley Associates and BBX Capital are the equity partners. 

 The spectacular 321-unit apartment community will feature a mix of one, two and three-bedroom apartment homes and 6,000 square feet of retail.   Many of the apartment homes will offer breathtaking lake views, and residents will have a membership in their own club with a private resort style 5,000 square foot clubhouse, which will offer exciting features to our residents for recreation and business.   Other amenities will include a pool and spa, an outdoor activities pavilion with sports bar and demonstration kitchen, cabanas overlooking the lake, playground, beach volleyball court, dog park with bathing station, and a unique opportunity for residents to grow their own organic vegetables and herbs on 10' x 10' garden plots complete with a composter.

Oct. 30, 2012: Altman Plans Another Florida Apartment Property

Pembroke Pines, Fla.—The Altman Cos. has unveiled plans for Altis at Sheridan Village, a 300-unit apartment property on 34 acres in western Pembroke Pines in Broward County. Development lender for the project is BB&T, while the equity partner is Sarofim Realty Advisors.

Joel Altman, chairman of the Altman Cos., tells MHN that now is a good time to undertake the development, “since so little has been developed in the last four to five years. Even before the recession, a large part of the local stock of apartments was converted into condos, so between those two factors, there aren't enough apartments to meet demand.”

The property will feature a mix of one-, two- and three-bedroom apartments, and will offer lake and wetland preserve views, along with a resort-style clubhouse with pool and spa. Other common amenities include a playground, beach volleyball court, dog park with bathing station, soccer field and a jogging/walking path.

Altman also emphasizes the greenness of the property. Among other things, the design incorporates the creation of 10.5 acres of wetlands, with the planting of native trees and flowering lilies to replace the non-native, invasive Melaleuca trees that now populate the site. AUSTIN--The Altman Cos. has broken ground on its first development in Austin, the 354-unit Altís Lakeline.

Aug 2015: Altman Begins Leasing at Resort-Style, Amenity-Rich Cameron Estates in West Palm Beach
