Leasing Representative
Location: Tampa, FL
Description: Altman Management is seeking an EXCEPTIONAL Leasing Consultant for our newest premier apartments; Altis Grand Cypress, a 304 unit, mid-rise, luxury apartment home community. The Leasing Consultant requirements include but are not limited to: • Lease apartments and aggressively sell the products and services of a 304 unit, luxury midrise apartment community. Develop, refine and effectively implement excellent telephone and personal sales skills--specifically, to respond to site visits or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments, and available apartments. • This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. • Work with the property management staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. • Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops and telephone surveys. • Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly and completely filled in and signed prior to resident move-in. • Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Assist with managing the day-to-day operation of the apartment-home community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assume responsibility for property operations when scheduling results in the Leasing Consultant being the senior management staff person on site. • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved. • Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required. • Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data. Requirements : Minimum high school diploma or equivalent; college degree preferred. The position requires the ability to read, write and communicate fluently in English and Spanish ( preferred ) and the ability to accurately perform basic to intermediate mathematical functions. The position requires the ability to effectively communicate with people and put them at ease quickly. Altis Grand Cypress is a 100% non-smoking community. Minimum two years’ experience in apartment property management with lease-up experience required. This position will require the flexibility to work a minimum of two weekends per month and any of the other days of the week as scheduled by your supervisor in order to accommodate the staffing needs of the community. Maintenance Techinican
Location: Orlando, FL
Description: Seeking an EXCEPTIONAL Maintenance Technician for our Association Altis Shingle Creek, located in Kissimmee, Florida. Join our team and build a career with one of the nation’s leading multi-family developers, constructors, and managers of luxury apartment homes. The Maintenance Technician responsibilities include but are not limited to: • Assist Maintenance Manager with maintaining the physical assets of the property in a neat, clean condition and in excellent state of repair in accordance with company operating standards and ensuring that service requests and repairs are performed correctly and in a timely manner. • Assist the Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks. • Work with Maintenance Manager to ensure that vacant units are made rent-ready in a timely manner. Turns should be completed within three days unless there is an unforeseen complexity to the turn. In absence of Manager, oversee turn-key work of outside contractors. • Perform preventive maintenance required for each piece of equipment in accordance with all provided Schedule(s) of Maintenance. • Know and adhere to the company’s safety program, policies and procedures. Assist Maintenance Manager with maintaining the hazard communications program. Promote and perform safe work practices. • Read and write maintenance tickets as required. Read, comprehend and follow equipment operating instructions and instructions on how to use supplies. • Clearly communicate with residents and maintain customer service standards. • On call 50% of the time on a rotating schedule is required. • Must have the ability to work weekends. Education • Minimum high school diploma or equivalent. For safety, productivity and service reasons the position requires the ability to speak, read and write English. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions.
